Your tenants already text you. Now every text becomes a repair ticket.
One number for every repair request. Nothing lost in your personal phone, no app for tenants to download, and tenants get an update at every step without calling you.
For landlords with about 10 to 50 units.
From a text to a fixed sink, with a record of every step.
-
Step 1
Tenant texts the problem
Tenants text one number, given to them at lease signing and posted at the property. Any phone works. Nothing to download, no account to make.
-
Step 2
It becomes a ticket
The request lands in your list with the tenant, unit, and time already attached, and the tenant instantly gets a ticket number back.
-
Step 3
Tenants stay in the loop
As you move a ticket from received to scheduled to done, the tenant gets a plain-language text at each step. Fewer "any update?" calls.
| Ticket | Unit | Request | Received | Status |
|---|---|---|---|---|
| A3F9C2 | Unit 4 | Kitchen sink is leaking under the cabinet | Tue 7:42 AM | Scheduled |
| 7D10BE | Unit 11 | Bathroom fan stopped working | Mon 6:18 PM | Received |
| E52A91 | Unit 2 | Back door lock sticks, hard to turn | Sat 2:05 PM | Done |
Example tickets. Every request keeps its date, unit, and status history, so you have a record if a repair is ever disputed.
The problems a notebook and a personal phone create.
Requests get buried
A repair text sits between family texts and spam. One missed message turns a drip into water damage.
No record of anything
When did the tenant report it? When did you fix it? Every ticket keeps a timestamped history.
Constant follow-up calls
Tenants call because they do not know if you saw the request. Automatic updates answer that for you.
Big software is overkill
Enterprise maintenance tools are priced for property management companies, often with monthly minimums in the hundreds.
Priced by the size of your property.
Set the slider to your number of units to see your exact monthly price. Setup is free, there are no hidden fees, and you can cancel any time.
- One text number for all of your tenants
- Every request tracked as a ticket with unit and date
- Automatic status texts to tenants in plain language
- Setup done for you: send your tenant list and you are live
- Local support from someone in Butte
Built by someone who has done the repairs.
I'm Xaiden Daly, a Butte local and a mechanical engineering student at Montana Tech. I've worked maintenance at rental properties here, and I built this to fix the part that kept going wrong: keeping track of who asked for what, and when.
Maintenance Tracker is the tool I wish we'd had: simple enough for any tenant, and cheap enough for a small landlord.
Are you a tenant? Here is how to text in a repair.
Want this for your units?
Leave your name and how to reach you. I'll get back to you, set everything up, load your tenant list, and walk you through it in person.
