About the service
Maintenance Tracker is a text-message maintenance request service operated by Xaiden Daly, a sole proprietor doing business as Maintenance Tracker. Tenants of participating rental properties text our number to report repair issues. The service creates a repair ticket, shares it with the tenant's landlord or property manager, and sends the tenant updates about that request. By texting our number, you agree to these terms.
SMS Terms
- Program: Maintenance Tracker sends repair request confirmations and status updates (received, scheduled, in progress, done) about requests you started.
- Opt-in: You opt in by texting a maintenance request to our number. Your landlord provides this number at lease signing and on a notice posted at the property. We only text you about requests you started.
- Message frequency: Message frequency varies based on the number of repair requests you submit, usually a few messages per request.
- Cost: Message and data rates may apply.
- Opt-out: Reply STOP at any time to cancel. You will receive one final message confirming you are unsubscribed. Reply START to resubscribe.
- Help: Reply HELP for help, or email [email protected].
- Carriers: Carriers are not liable for delayed or undelivered messages.
- Privacy: We do not sell or share your SMS opt-in data or personal information with third parties for marketing purposes. See our Privacy Policy for details.
Using the service
- Only text our number about maintenance at the rental unit where you live.
- For emergencies such as fire, gas leaks, or flooding that threatens safety, call 911 first, then contact your landlord directly. Text requests are not monitored around the clock.
- Your landlord, not Maintenance Tracker, is responsible for scheduling and completing repairs.
Limitation of liability
The service is provided as is. Maintenance Tracker is not responsible for repair outcomes, delays in repairs, or messages that are delayed or not delivered by mobile carriers.
Changes to these terms
If we change these terms, we will update the effective date at the top of this page.
